My dad bought this property in 1997 for $22k. Unfortunately I can't share with you the exact numbers on the house because my dad didn't have good records (especially for this house). I know in the last five years we did the following repairs:

1. Replaced Water Heater ~ $750
2. Replaced Propane Wall Oven ~ $1,000 (includes install by plumber)
3. Small Water Leak ~ $120

And in the last 10 years, the roof was replaced. I'm guessing the new metal roof would have been around $6,000 at the time.

I believe the tenant actually replaced the kitchen and bathroom floor himself - he did a good job on the install - and that's another reason I never increased the rent.
