This will also be the start of a series talking about AREIT. IF you want to know more about the fundamentals of the AREIT put it in the comment section AREIT Fundamentals.
Please remember we are also still doing an ongoing coverage on DITO, the Converge IPO deep dive and also the Double Dragon REIT IPO.
As you all know the REITS gives you exposure to set or properties and you would earn from the earnings of the property as well.
So for AREIT it currently has 3 buildings:
What AREIT owns:
3 Buildings
Solaris One
Ayala North Exchange
Mckinley Exchange
All the details for the revenue would be disclosed but it would be important that you know the places where the REIT will be because again the earnings is predicated on rent.
If rental rates are not good or there is a lot of vacancies then the the earnings would not be good then the dividends would be affected as well.
The classification all falls good in the standards for REITs
Asset basket in a prime location that is seen to remain relevant in the next 30 to 50 years at least,
Good tenant mix,
Capable property management, and
Good pipeline of assets for future infusion.
When Can you buy the REIT?
Yes it is, so the AREIT will list and the shares will be introduced for the first time.
Offering Period - July 27 - July 31
Listing August 7, 2020
Maximum Offer Price 30.05 Pesos per share
After that it would just be like a normal stock in the market already.
AREIT shares to be sold
Primary Shares - 47.86 Million
Secondary Shares - 409.02 Million
Over allotment of 45.69 Million Secondary Shares
This basically means the primary shares are new shares that would be for further expansion
Total money raised 1.33 Billion from primary offer - 4th building in Cebu — Teleperformance — excluding the land
While the secondary shares, are shares that Ayala Land will be selling and Ayala Land would be getting 13.3 Billion. Which Ayala Land would be using in its further expansion. The 13.3 Billion includes the over allotment option.
Here’s portions of the breakdown after the shares would be sold:
Public would own 40%
Ayala Land would own 41.61%
Ayala Land Office would own 9.39%
