As a rule of thumb, a buyer will never have to pay their Realtor a commission if they are buying a home. whether it's a pre-owned home or new construction home.

On a pre-owned home, the selling brokerage pays the selling brokerage 50% of the commission. On a new home, the builder pays the selling brokerage a commission of the sale. the brokerage then pays their Realtor the agreed upon commission.

So whether you are buying a new or pre-owned home you should never have to pay your Realtor a commission.
