Companies often use debt when constructing their capital structure because it has certain advantages compared to equity financing. In general, using debt helps keep profits within a company and helps secure tax savings. There are ongoing financial liabilities to be managed, however, which may impact your cash flow.
Good Debt is a way to build real wealth
$1000 can not borrow a $1000
$1000 can borrow $4000 worth of real estate
10,000 can become $40,000
100,000 can leverage into 300-400K
and all the interest is deductible
the asset you bought is a write off
and the asset will do something cash can not - produce cash flow
Three things when taking debt
1) Does it create wealth…something more valuable than what I borrowed
2) does it provide leverage
3) is the interest tax deductible from earned income
4) Does it provide cash flow in excess of the cost
5) Can I depreciate the asset...
