A few years back I created the term "comp bomb", which refers to a home that sells well under other comparable homes in the area that have recently sold (last 3-6 months). There is no other way for prices to go down than for us to have these things happen. Ryan tells a story about one in particular he recently noticed in Escondido that is worth noting. We'll need to see a lot more of these to "crash" the markets of course, but it starts with one here and one there so lets keep our eyes peeled on this front and try to learn from professional realtors like Ryan Street who have boots on the ground.
