You’ve made a great choice to build your dream home so let’s make sure we get all the paperwork handled right up front. Your lender will require your initial deposit earnest money to be paid by check. You will receive a signed copy of your purchase agreement from your sales councilor and email that to your lender. At this time all structural options must be selected from the structural options catalog.
Allen Edwin Homes will work with your lender to ensure you are receiving a valid mortgage approval for your home. We strongly recommend using one of our preferred lenders who is familiar with the Allen Edwin Homes process. Preferred lenders have proven to do the best job at providing our customers with low interest rates, low closing costs, timely approvals, and high customer satisfaction. Your goal is to complete this step within three days of purchase.
Your loan councilor will work with you to obtain a loan approval for your new home. In addition, they will provide you will information regarding how much you can spend on options in the new home showroom. Your goal is to complete this step within 15 days from signing your purchase agreement. Your mortgage approval amount will limit the amount of options you can choose at the new home showroom. The new home showroom consultants may not exceed the amount of your mortgage approval.
Your down payment and, or lot transfer costs per purchase agreement will be due at your initial new home showroom appointment. You’ll be notified of your down payment and, or lot transfer cost by the Allen Edwin Homes closing department.
A new home showroom representative will contact you to schedule your showroom appointments as soon as Allen Edwin Homes receives your mortgage approval. Our professional staff will walk you through each step of the selection process to make your dream home a reality. Two showroom appointments will be scheduled with a new home showroom consultant. The first appointment is called the consultant appointment. At this appointment, you will select the colors and options selections that are uniquely you. The second appointment is called the final selections appointment. During this meeting, we will review and finalize all selections based on your floorplan and budget. Upon completion of your final selections, we immediately begin the process of internally building your home. For this reason, we will not be able to accommodate any change requests made after the completion of selections.
After you have completed the selection process, Allen Edwin Homes will determine if your home requires a pre-appraisal. If required, we will provide your lender with the final purchase price, home plans, and specifications so your lender can order an appraisal. Your mortgage lender will engage a third-party appraiser to provide their opinion regarding the value of your home. In the event that the appraiser opinion of value is lower than the contract price, Allen Edwin Homes will work with you to reach an alternative solution.
It may feel slow at this point but Allen Edwin Homes is busy getting your home ready to start. There are a number of essential tasks to complete before we can actually start construction of your home. Please be patient as we engineer the final location of your home on the homesite, prepare home plans, obtain any necessary permits, and prepare orders for materials for your new home.
