Foundation Settling occurs when your home's foundation sinks into the ground. If it all settles at the same time, it's caused Uniform Settlement and generally is not an issue. This Uniform Settlement happens on most homes within 5-7 years of them being built. This is typically the foundation "settling in" to it's seat in the ground.

Differential Settlement occurs when part of the home settles, but the rest of the home stays put. This is an issue as it tends to pull the home apart. You will see stair-step brick cracking, windows and doors not opening/closing properly, drywall cracking, and uneven floors.

Differential Settlement typically is the result of water mismanagement, poor soil conditions, or nearby construction. This can happen anytime in the home's lifespan, and will require Helical or Push Piers in order to correct the issue.
