Twin Mountain Ranch is situated in the northern stretches of the Texas Hill Country, a mere hour west of Fort Worth. As the name suggests, the property contains two very large pieces of topography, officially named Mitchell Mountain and Warters Mountain, each rising over 250 feet from the lands below, providing amazing views for nearly 20 miles in multiple directions. Roads have been cut to the top of each mountain where you will find acres and acres of flat, useable and, most importantly, buildable land covered nicely with various oak species. NIce cool breezes can be found on both mountain tops.

There is a beautiful new lake (constructed in 2011) which fills nicely thanks to its sizeable watershed and covers around five acres at peak. The lake has been stocked with fathead minnows, coppernose bluegill and hybrid largemouth bass custom-bred by the late Harold Arms and was purposefully designed for excellent fish habitat. In addition to the new lake, the ranch sports multiple wet-weather creeks, several good-sized ponds, and a nice natural spring.

The wildlife is abundant with tracks of various species found throughout. In just one day, eleven whitetail sheds were found on the south mountain. Game cameras even spotted a trophy Aoudad on the top of the north mountain and a beautiful bobcat at the base of the south mountain this past year. The ranch has been under management for wildlife enhancement and there is no livestock in place.

The bottom country approaching the interstate is replete with oaks and native grasses, as is the northern portion of the property. The middle section of the ranch has a good share of native grasses and forbs, which are indicative of the highly productive soils. The owners have taken full advantage of these good loamy soils and cleared a 20 acre food plot in this middle section of the ranch. The hillsides are nicely covered with juniper, and the hilltops are a mix of hardwood species, some cedar, lush grasses and forbs. At least four oak species have been identified on the ranch.

The ranch is very accessible, being just an hour from the metroplex and having paved roads on two sides. The owners have recently installed four (4) city water taps in multiple strategic locations, a city sewer tap and brand new 200amp electricity on the ranch. In addition, LTE cellular service is available on the entire property. The quaint town of Gordon with its cafes and boutiques is less than a mile north, and the famous Mary's Cafe in Strawn is a mere ten minute drive. It just doesn't get much better than this. Twin Mountain Ranch is a fantastic opportunity to own some of the most desirable Texas ranchland, easily accessible, and close to home.
