Is now a good time to sell in Beacon?

Pros?
1. Beacon is a multifaceted town full of eclectic people and diverse interests. The art scene is off the charts and the music scene right there with it. You can have a wonderful dinner overlooking the waterfall at Fishkill Creek or grab a burger from one of many restaurants in town.
2. Want to hike, bike or kayak? Beacon has you covered. You don't have to leave town to enjoy the outdoors! You can even get up in the morning with the other early birds and hike up Mt Beacon. It's actually a thing!
3. Love sunsets? Head down to Long Dock Park every night to watch the sunset behind the hills of Newburgh across the river. Long Dock is an excellent place to go when you want to get lost in your thoughts and the vastness of the Hudson River in the part of the Hudson Valley.
4. Compact and neighborly. Beacon has some great neighborhoods in a compact area and is easy to get around.
5. Commutable by train to NYC. The train from the Beacon station takes about 1.5 hours to get to Grand Central. Easy to commute and go to NYC to visit friends, family or fun events.

CONS?
There are a couple of downsides right now...
1. Cost of living is increasing and home prices are skyrocketing - average home prices are in the mid-500s right now and the real estate market is competitive
2. Main Street and the area is becoming more congested on the weekends as tourists migrate up from NYC
3. People complain that there isn't enough parking and that Main Street is cramped, however, if you are not married to parking directly on Main Street in front of the place you want to go into - there are quite a few FREE public parking lots one block off of Main Street. It just requires a little patience and footwork to get you where you want to go!
4. Shopping for big ticket or mass market items. This is a PRO and a CON! If you want to hit up a Target for some big box items, you'll have to drive about 20+ minutes to Wappingers Falls.
5. Groceries - Beacon has lots of smaller, independent shops but only a Key Foods grocery store for your staples or a Rite-Aid for your pharmacy items. There is a natural market and grocer on Main Street to cover your natural grocer and vegan/gluten free needs. The closest grocery stores other than Key Foods are in Cold Spring or Fishkill - and the closest Trader Joes is 35 minutes away in Danbury, CT
