Shower pump leaking, bath supported on loose bricks, loose and unclipped 240 volt electrical cables under the bath, Water leaking under the bath and to the floor of the bathroom, Fused spur Shower pump isolator inside the bathroom behind the towel rail, ( Of cause not to BS 7671 2008 modified 2011) Ceiling just above to collapse from the crack, dangerous Vokera boiler with the brains wide open... This sums up probably the worst situation .. and there are more untold story, tenant is complaining that the heating is coming when the boiler is on hotwater, and lastly, the shower pump when it was working before it broken down the hot water was running out too quick anyway !. the list never ends!
