So I was contacted by quite a young couple that owned this house, and they were struggling to get offers for their asking price. Until they finally got the offer they were looking for....but this came a condition, the roof must be cleaned before exchanging contracts.
Finding this condition acceptable, the couple started phoning around for quotes. After talking with them, and finding out that their initial preference was to have the roof gently pressure washed. But after further discussion, I found out that the roof had no membrane. This in itself is not a problem when gently pressure washing a roof as long as all the tiles are in good condition, positioned correctly, and are not cracked, spalling or missing. But, because there is no way of knowing if they are all in good condition, and none are cracked or spalling until the moss is removed, as the moss could be covering up all sorts of damage, and actually holding cracked and damaged tiles together, it becomes, in my opinion, just too risky without a membrane there to protect and prevent water entering the loft space.

I've had quite a few comments telling me lately, that they find watching a roof being cleaned by pressure washing, very relaxing, and satisfying to watch.
