What is a Deed? Hi, I'm Darren Findling of The Probate Pro and people often confuse the difference between a deed and having good title in Michigan it is the collection of Deeds that are recorded at the register of deeds that determine whether you have good title so for example when you are uh conveying a property from one person to the next you sign a deed maybe a quick claim deed maybe a warranty deed and you record that deed at the register of deeds so person a conveys to person B person B to person c c to D and so on and so forth down the chain of title we call that a chain of title because if the chain is continuous we say you have good title if there's a break in the title we say there's a problem or a break in title the chain of title so it is the collection of deeds in order that determine whether you have good title that's quite different with an automobile with an automobile you have a piece of paper that singular piece of paper is your title when you convey that to the next person you sign the title and take it to the Secretary of State and they issue you a new certificate of title that doesn't occur with houses or with real estate with real estate you can record all sorts of Deeds wild Deeds for example within the chain and have all sorts of bizarre chains occurring in the chain of title but with a car title that's not the case.
