Values of apartments and commercial real estate are down as much as 30-40% from the peak in the middle of 2022. Indicating a widespread crash in the real estate market that could get worse as 2024 progresses.

This crash is hitting multifamily and apartment landlords especially hard. Multifamily investor values are down 28% from peak according to Green Street with many landlords now being foreclosed on. However, there a large differences in which parts of the US commercial real estate market are getting hit hardest.

With rents and apartment values falling most in hot sunbelt markets like Austin, Atlanta, Nashville, and Houston. Many of these markets are now struggling with surging vacancies and foreclosures.

Meanwhile - the apartment market is holding up stronger in the Midwest and Northeast. Markets such as Louisville, Providence, and Chicago.

The other issues in the commercial real estate sector is office. Office values are now down 37% from their peak with many office buildings in downtown areas now trading for 50%+ discounts from their peak value.
