For the first 15 years of my Real Estate career, I purposely avoided investing in Real Estate, which in hindsight, seems both ignorant and lazy. I didn’t really know what to look for and had seen so many people lose homes (this was 1991-2005) that I thought it was more trouble than it was worth. I changed that approach in earnest about 10 years ago and focused more on bigger properties (shopping centers, medical buildings, apartments) with partners I trust than individual rental homes. BOTH have proven to be good choices for the people I know that have invested in the last 10 years. Today I have many people asking me about options and the truth is now is a time to be careful, primarily because of the high cost of money. I expect to see a lot of distressed assets, especially in the office and retail sector. For those that are patient, good opportunities will be available in the next 2-4 years. This is the first time I have addressed this topic with you and Real Estate should be a part of everyone's portfolio whether it be for tax write-offs, appreciation, cash flow or all of the above.
