It is no secret that the delta region of Arkansas is the epicenter of waterfowl habitat in the United States. Flooded fields, expansive naturally occurring landscapes, and hardwood bottomlands make for a unique region found only here. This extremely diverse 1,809 acre tract near Augusta, Arkansas is for sale for the first time in over 60 years. To the waterfowlers eye, there's little this property lacks. The location is prime, bordered on the east by the White River, bi-sected by cut-off creek, and neighboring hunting grounds including the famed White Oaks Duck Woods plus close proximity to Bald Knob Wildlife Refuge and Henry Gray Hurricane Lake WMA. 1,176 acres recently enrolled into the Wetlands Reserve Easement (WRE) provides an expansive marsh-like spread set up for numerous hunting spots with over 200 acres of waterfowl units and food plots allowing for both exceptional hunting and sizable rest areas to hold birds throughout the season. 2 relift pumps and 3 risers to various segments of the WRE means guaranteed water when the White River stays within its banks. 160 acres of 20 year old hardwoods are included in this WRE and seasonally flood from Cut Off Creek. The remaining area is segmented with natural areas and planted hardwoods trees with Departee Creek running along the northern boundary line.

Additionally, the property has 400 acres of well maintained, marketable pine timber that provides excellent habitat for whitetail deer, turkey, and small game alike. There is substantial income possibilities upon completion of the current CRP contract in 2022. Even more revenue or recreational potential lies within development of this region of the farm. This area can be clear cut and replanted for future timber growth or it could be thinned to create a open woodland savannah for quail and upland bird hunting. There are numerous building spots for a lodge and also several drainages that could be blocked to create a fishing reservoir. The possibilities are endless.
